Before every showing, here are a few things to keep in mind to ensure your home makes the best impression:
Pre-Showing Checklist:
- Make sure your home looks just like it did in the photos—clean, tidy, with all dishes put away and floors free of any pet hair.
- Close toilet seat lids to present a polished look.
- Open all curtains and blinds to let in natural light.
- Turn on all lights before leaving for a showing, including lamps and overhead lights.
- Hide valuables like jewelry, prescription medications, etc., or take them with you to be extra safe.
- Hide all bills that have your name on them to maintain privacy—this keeps potential buyers from knowing too much about you.
- Turn off any alarm systems and lock all doors when you leave.
- If we’re not accompanying the buyer’s Realtor, they will use the lockbox key to enter/exit the property and are supposed to turn off all lights and lock up when they leave.
- Showings typically last 15 to 30 minutes, but plan to be out at least 15 minutes before the showing is scheduled and stay out for 45 minutes to 1 hour. This allows for possible early arrivals or extended showings (which is a great sign—they may really like your home!).
- Take pets with you unless they are friendly and calm around strangers.
- Once the MLS listing sheets and brochures arrive in the mail, please leave them on your foyer or dining table for buyers to take.
- After each showing, the buyer’s Realtor will automatically receive an email asking for feedback. Unfortunately, only about 30% of Realtors take the time to fill this out, but if we receive feedback, we’ll send it to you right away.
