Final Walkthrough
The final walkthrough typically takes place the day before closing or the morning of closing. It provides the buyer and the buyer’s Realtor the opportunity to confirm that the property is in the same condition as it was when they made the offer, following the inspection.
The final walkthrough usually takes about 15 minutes, and we attend to ensure everything is in order and address any issues that might arise. Ideally, by this point, you should be completely moved out and the home should be thoroughly cleaned.
What the Final Walkthrough Is:
- A second chance for the buyer to confirm that all appliances are still functioning properly.
- An opportunity to ensure nothing was damaged during the move-out process.
- A time to ensure the property is clean and ready for the new owners.
- A chance for us to provide essential information to the buyer, like trash pickup days, building amenities, parking details, and any other property-related info.
What the Final Walkthrough Is NOT:
- It’s not a time for the buyer’s family, friends, or contractors to view the property or get estimates. These things can be arranged after the property has officially closed.
- It’s not a time for the buyer to move in personal items, boxes, or furniture. Moving in should only occur after closing.
- It’s not when the buyer receives the keys. At the end of the walkthrough, we’ll hand over the keys, garage door opener, and any other necessary items to the buyer’s Realtor. The buyer’s Realtor will then give them to the buyer at the end of the closing.
Important Reminders:
- Make sure everything is packed and removed before the final walkthrough.
- Ensure the home is in the same condition it was at the time of the inspection—clean and damage-free.
- If there are any last-minute issues or concerns, we’ll address them before the closing.
