At this point, you’re probably feeling excited and optimistic, and soon we’ll be scheduling showings! Now comes the most important step: finding the right home. You should already be set up on an MLS search, and you’ll start receiving those MLS results regularly.
When the MLS email arrives, please follow these steps:
- Review the MLS email daily and check out all of the properties we’ve sent you that day. Mark the properties you’re interested in as Interested. We’ll then reach out within 24 hours to schedule a time to show you those homes. If you need more time to think about a property, mark it as Maybe. If you decide a property isn’t for you, mark it as Not Interested. If you have any questions about a specific listing, note them in the Comments section of the MLS, and we’ll get you answers right away.
- If there’s a property you love and want to see ASAP, feel free to send us a quick email or text instead of waiting for us to contact you. Let us know your availability and what you want to see, and we’ll set up the showing right away. Keep in mind, most properties require 24 to 48 hours’ notice for showings, so it’s rare to see a home or condo on the same day. Also, showings are typically available Monday to Friday from 9 AM – 7:30 PM, and weekends from 10 AM – 6:30 PM. Some sellers may allow showings outside of these hours, but it’s up to the seller’s discretion. During the spring and summer, great properties in NYC often sell in just a few days, so reviewing the MLS email daily is key to jumping on a property as soon as you see it.
- Once we know your availability, we’ll set up the showings and email you the details about where and when to meet. We’ll also ask if you’d like us to pick you up and drive you to the showings, or if you prefer to meet us there.
- Wear comfortable shoes for showings, as we’ll need to take them off and put them on at each property.
- We’ll email you the MLS listing sheets ahead of time, so you can look them over on your phone during the showing. No need to bring anything except snacks or drinks if you think you might get hungry.
While you’re reviewing the MLS feeds, we’ll also be networking with our contacts to find you homes before they even hit the market.
At this point, there’s no need for you to continue browsing other sites like Zillow or Trulia, as all the listings should be appearing in your MLS feed. If one is missing for some reason, let us know so we can adjust the search parameters.
