You’ve found properties on the MLS that you’re interested in, we’ve set up the showings, and now it’s time to head out and see them! Before we get started, here are a few important things to keep in mind:
- Pre-approval is often required: Most sellers require that you are pre-approved before they will allow a showing.
- Showings typically require 24 hours’ notice: Sellers may also place other limitations on showing times, such as no showings after 6 PM or on Sundays, etc.
- Wear comfortable shoes: We may be asked to remove our shoes when entering some homes, so slip-on shoes are recommended.
- If sunlight is important, try to schedule showings during daylight hours so you can get a better sense of the natural light in the space.
- Dress for the weather: The walkway or driveway could be snowy, icy, or muddy, and the home may not have air conditioning or heating on at the time of the showing.
- Vacant homes may have no utilities on: Be prepared for this, especially if you want to get a sense of the home’s heating, cooling, or water systems.
- Restroom access: Don’t assume there will be restrooms available during showings, so plan accordingly.
- Focus on the property itself, not the seller’s furnishings, artwork, or decor. You’re buying the home, not their personal items.
- Avoid touching furniture or personal items: We don’t want to be responsible for anything getting damaged during the showing.
- Remind children not to touch or play with toys: This is important to maintain respect for the home and its contents.
- Home inspections come after an offer: The home inspection takes place once a contract is agreed upon and signed by both parties. During a showing, we typically won’t access areas like crawl spaces or attics.
- Be aware of Nanny Cams or security cameras: Some sellers may have cameras in the home. Avoid discussing sensitive topics like how much you can afford or your offer strategy while touring.
- If the sellers are home, be careful not to disclose too much personal information. Your motivations for buying could affect negotiations later.
- Bring drinks and snacks: Touring multiple homes can be tiring, so it’s always a good idea to have something to keep you energized!
