Once your contract is submitted, it’s time to schedule a home inspection ASAP. Even if we can’t reach an agreement on the contract, the inspection can always be cancelled. However, it’s essential to act quickly, as the inspection process often requires a quick turnaround.
Key Points to Keep in Mind:
- Timing: Ideally, the home inspection should occur within the next 2-3 days. However, during busy times (especially summer), inspectors may be booked up to a week or more in advance. The quicker the inspection, the better, as it often takes 1-2 days for the inspector to complete the report. Afterward, we’ll need time to review the findings and request credits or repairs before the attorney review period ends, which typically lasts 7-10 business days in Illinois.
- Plan to Attend: Home inspections generally take about 2 hours for condos and 3 hours for single-family homes. Make sure you arrange to attend in person. Inspectors typically work Monday through Friday, so you’ll likely need to take time off work for the inspection.
- What to Wear: The inspection might take you to various parts of the home, including the basement or the roof. Wear comfortable clothes and be prepared to get a little dirty.
