Congratulations, your home is now on the market! All the hard work you’ve put in to prepare your home should start paying off soon. Now, it’s our job to bring you an offer.

Getting Showings and Offers:

Typically, it takes 36 to 72 hours before we start receiving our first showing requests. As soon as a request comes in, we will notify you via text, email, or phone—whichever you prefer. We usually ask the buyer’s Realtor for 24 hours notice before showings, but it’s not uncommon to get showing requests in the morning for that same afternoon or evening. So, we recommend planning to have your home ready for showings every day, even if we don’t have one scheduled yet. If you have concerns—such as pets or children at home—let us know, and we can require a 24-hour notice for showings.

Once a showing request comes in, you’ll have the option to approve it, deny it, or request a different day or time. The quicker we can get buyers into your home and the fewer showings we need to reschedule or deny, the faster we can get your place under contract. Our approach is simple: buyers shouldn’t have to work around our schedule, which is why we always place a lockbox on every property we sell. We want to make it as easy as possible for buyers to view your home.

What to Expect During Showings:

Showings typically last 15 to 30 minutes. To ensure everything goes smoothly, plan to be out of the home 15 minutes before the scheduled showing time in case the buyer and their Realtor arrive early. For example, if a showing is scheduled for 5:00 PM, aim to leave by 4:45 PM and don’t return until after 5:30 PM. You should allow at least 45 minutes for each showing request.

After every showing, the buyer’s Realtor will receive an email requesting feedback about the property and whether their client is interested. Unfortunately, only about 30% of Realtors respond with feedback. When we do receive feedback, we will promptly forward it to you via email. Don’t be discouraged if we don’t get feedback, and try not to take it personally. We’re looking for that one buyer who truly loves your home. For most people, your home may not be the right fit for various reasons, but remember—we only need to find that one buyer who feels it’s perfect for them.
