Step 28 to Buying a Home: Attend the Walk Through

Once you’ve received the Clear to Close, we’ll schedule the final walk-through. This usually happens the night before closing and gives you the opportunity to walk through the property and ensure that it’s in the same condition as when you last saw it during the inspection. The walk-through generally takes about 20 minutes, and the seller’s Realtor is typically present in case any issues arise.

Here’s what you should check during the final walk-through:

  1. Verify that all repairs have been made: Ensure all the repairs requested during the inspection have been completed. Make sure to obtain copies of paid receipts and warranties for any work done in advance of the walk-through.
  2. Check all appliances: Make sure everything is still working (e.g., stove, dishwasher, refrigerator, washer/dryer).
  3. Look for any damage: Ensure the sellers didn’t damage anything while moving out.
  4. Check for included items: Verify that all items included in the sale (lighting fixtures, blinds, curtains, shelves, TV mounts, etc.) are still present. Anything attached to the walls should be in place unless stated as excluded in the contract.
  5. Inspect screens and storm windows: Ensure they are in place or stored somewhere.
  6. Test key systems: Make sure intercoms, doorbells, alarms, HVAC systems, and hot water are all functioning.
  7. Ensure the property is in “broom clean” condition: This means the home should be free of debris and should have a basic level of cleanliness.
  8. Ask logistical questions: Inquire about trash pickup, parking spots, storage units, etc.
  9. Get necessary items: Ensure you receive garage door openers, remotes, and any instruction manuals or warranties for appliances and fixtures.
  10. Confirm removal of personal items: Ensure all of the seller’s personal belongings and any food or other debris have been cleared out.

What the final walk-through is NOT:

  • It’s not a time for friends, family, or contractors to look at the property or give estimates. These things can be done after closing.
  • No moving boxes into the property yet. Moving in is only allowed after the closing has officially occurred.
  • It’s not when you receive the keys—that will happen at the end of the closing process.

At the end of the walk-through:

We’ll need to find out how you will receive the keys, fobs, and mailbox keys. Typically, the seller’s Realtor gives them to us, and we’ll bring them to the closing. After closing, we’ll hand them over to you. If you’re in a doorman building, check with the doorman to confirm if they will give you the keys after closing or if you’ll need to provide a written request.

What if you find issues during the walk-through?

If you discover damage or that a repair wasn’t completed as expected, you have three options:

  1. Delay the closing by a few days/weeks and ask the seller to fix the issues.
  2. Request the seller to put money into escrow to cover the repair costs, so you can close on time.
  3. Request a credit from the seller to cover the repair costs, allowing you to close on time but complete the repairs after the closing.

If the seller refuses to do any of the above, you can cancel the contract and walk away. However, this is rare, and we would explore all other options before taking this step.
