If you’ve done a pre-market inspection, we should already have a list of items that need to be addressed. However, if not, and you have issues like a dishwasher that hasn’t been working for years or an AC unit making unusual noises, it’s important that we know about them so we can arrange for repairs before your home hits the market. It’s always better to handle these issues in advance, rather than having them show up on an inspection report and potentially deter a buyer.

We have access to reliable and affordable contractors, electricians, handymen, and other professionals, and we’re happy to arrange the repairs for you. We can even be present at your property to let workers in and oversee the work.

In general, we recommend taking care of the following:

  • Touching up the paint throughout your home.
  • Installing new caulk around every shower and tub.
  • Hiring a professional HVAC company to service and clean your AC unit and heating system.
  • Hiring a professional company to steam clean your carpets.
  • Ensuring all light bulbs are working and that each fixture has the highest wattage bulbs it can safely support.
  • Having chimneys professionally swept and adding a rain cap; if any brickwork is loose, it should be repaired.
  • Replacing outdated cabinet hardware in kitchens and bathrooms.
  • Repairing any broken or damaged window screens, which can be done easily at your local hardware store.
  • Testing all smoke and carbon monoxide detectors to ensure they are functioning properly.
  • Checking downspouts for damage or improper sloping (especially in single-family homes); have them repaired if needed.
  • Fixing any broken, damaged, or missing roof shingles if you own a single-family home.

Taking care of these items will ensure your property is in top condition when it’s time to show it to buyers.
